In the past, Real Estate Agents normally represented the Seller of the property.
Today, the listing Real Estate Agent represents the Seller and a Buyer is typically represented by their Real Estate (Buyer’s) Agent.
With informed consent, the same Real Estate Agent can represent both the Buyer & Seller – but in a more limited capacity.
Typically the Seller pays the real estate brokerage fee, which is then split between the Seller’s Real Estate Agent and the Buyer’s Real estate Agent.
For-Sale-By-Owner(FSBO) and Buyer representation – how can the Buyer have representation? Why would a person need representation on a FSBO?
ASK "Why is the Seller trying to sell the property on their own? is there something the seller doesn't want to disclose about the property? is this property overpriced?"
Most Buyers, when faced with making one of the largest financial decisions in their lives, don’t want to make mistakes by “doing it on their own.” With a FSBO, generally the Seller wants to bi-pass paying a full brokerage fee – but often times is willing to pay the Buyer’s Real Estate Agent fee – this can be a flat fee or a percentage of the selling price.
