New Home Buyer Secrets Revealed...  

When purchasing a new home, you are entitled to Realtor representation. The Salesperson in the model center is working for the Builder and representing the interests of the builder/developer.  

The price of your new home is the SAME with or without representation. You need someone on your side paying attention to the details of one of the biggest investments you may ever make. It’s very easy to enter into a legally binding real estate contract, yet very difficult to extract yourself from hastily made decisions. 

It is always an unfortunate situation when receiving a call from new homebuyer in the process of building a new home and has run into some “glitches” in the process… only to discover that they have no Realtor representation and nobody on their side to fight their battles. 

A recent phone call from NJ - family building a a new home… unfortunately the Tucson job opportunity didn’t turn out as planned and they won't be moving or into the home under construction in Rancho Sahuarita. A $7,000 deposit had been given to the builder – which they were in the process of losing... Buyer wanted to know how they might be able to get out of the contract & money returned... Realtor representation? A timid “no” was the reply and they lost the $7,000 deposit. An unfortunate sad situation and one that could possibly been avoided with Realtor representation. 

Designing your new home, deciding which lot to build your home on, selecting the interior appointments, determining the type & color of flooring and building YOUR home for YOU is exciting process! But it's not necessary to begin the journey on your own or without Realtor representation.  

The sales people in the model homes/sales offices are realtors and representing the interests of the builder & developer - their job quite simply is to sell you a home & lot package in their subdivision - whether is best fits your needs (or not). 

How do I have a Realtor represent me for my home purchase? Your first visit to the model home center must be with your Realtor. It's always interesting to look at all the decorating ideas in model homes... should you have ANY inkling that you might decide to build a new home in Green Valley, Sahuarita or Southern Arizona... STOP and call your Realtor immediately.  

We'll visit the model homes together and register your Realtor representation - then you're free to discover all the latest decorating ideas and trends.  

With Realtor representation, we will take a comprehensive look at a variety of new home neighborhoods and then evaluate the choices available. Under the "Find Homes" menu tab (above), and Feature Homes section... you can browse information and photos of model homes of new home neighborhoods in Rancho Sahuarita, Sahuarita and Southern Arizona.

Real Estate Tips
First Time Buyers >Your Principal Residence

The Federal Tax Code allows married taxpayers to exclude from capital gains taxes up to $500,000 in profits from selling a home (singles can exclude $250,000). In order to qualify for this exemption, you must prove that that the home has been your principal residence for at least two out of the last five years. The establishment of the home as a principal residence depends on the facts of each homeowner's circumstance. Here are two cases to consider.

Homeowner A has lived at 25 Pine Drive for 12 years. Although he stays at his vacation cottage in another town for up to three months out of each year (sometimes more), 25 Pine Drive is his principal residence, where he lives most of the time. When he sells the home, Homeowner A (filing as a single individual) can keep up to $250,000 in tax-free profit.

Homeowner B buys 108 Maple Street, intending to live there. He rents it out while waiting to sell his current home, where he has lived for six years. His principal residence sells at the end of two years. Homeowner B moves into his new house, lives there for three months, and then decides to travel. After a six-month trip, he regrets buying 108 Maple Street and sells it. Even though he has owned the house on Maple Street for over two years, it won't qualify as "owner-occupied", because he only lived in it for a few months. Thus Homeowner B is not eligible to claim the tax exemption when he sells the house on Maple Street.
