Most of the people I work with are just like you - moving to the Tucson or Sahuarita Arizona area from California, Lousiana, Florida, Wisconsin, the Southwest as well as other parts of the United States.
I've helped many new home owners relocate from Tucson to Rancho Sahuarita, Madera Highlands, Vail or other neighborhoods in Southern Arizona. Our area offers small town living with a sense of community and easy access to the Tucson metropolitan area.
As an Accredited Buyer's Representative (ABR), I specialize in working with people searching for re-sale or new homes; and am here to listen to your needs, desires and dreams to help find your perfect home in Arizona. When making the move to a new area there are many decisions and considerations to make... new home or re-sale home… is Rancho Sahuarita a good fit for my family? would we prefer the smaller setting of Madera Highlands? Los Arroyos, Santo Tomas Villas, Las Colonias? The many areas and neighborhoods of Sahuarita each have their own lingo, deed restrictions, architecture styles, re-sale fees, and nuances... it's all a great deal of information to absorb...
My job as your Buyer's Representative is to sift through this information with you, provide insights & comparisons of homes we look at and then assist in the home buying process.

Insurance >Hazard Insurance
Are you considering taking out hazard insurance on a property before you actually take title? It may be a good idea!
Even though you are not yet the owner of record, as the buyer, you have an insurable interest in a property the moment that you and the seller execute the sales agreement. As a matter of practice, however, buyers do not usually take out insurance until the papers change hands, and it should not be necessary if the agreement of sale is properly executed.
It is very important to both parties that the agreement states that the property will be insured for a specific amount. From the buyer's point of view, an adequate sum must be stipulated, and the agreement should not read "as now insured", which can indicate that the seller may not want to increase the insurance.
As a general rule, the amount of insurance on the buildings on a property should equal the sales price, less the value of the lot.
